ARGUS Software's financial modeling services involves the accumulation and review of required data to facilitate financial modeling. This includes: general property data, rent rolls, lease abstracts, market assumptions, budgets, leasing assumptions and debt information on a commercial real estate property or portfolio.
This information is then leveraged to create "base" financial models for each asset required. The creation of these models will include entering revenues and operating expenses; importing and/or modeling all leasing activity; establishing property market assumptions and creating the appropriate recovery structures. These approved "Base" models can then be used for additional scenarios and sensitivity analysis.
A critical "Value Add" our experienced service team provides is not only understanding source data requirements, but truly understanding the "cause and effect" of each data input and how it flows through the property (and portfolio) cash flow and valuation process to produce accurate and timely results to meet customer expectations.
